The home offers a private parking spot steps from the front door entrance from back alley. This home is a duplex . The front of the home offers a well lit and gated area for privacy. You can enjoy a cup of coffee and watch the sun come up or sip on your favorite cocktail and stare up at our beautiful desert view of the stars. You will see the Living room and entry boasts a wonderful accent wall and a warm color pallete that is both fun and realxing. You will love the large oversized cozy couch, stylish modern leather swivel chair and soothing decor. There is a large 65" smart TV, sign on to your streaming app and binge watch your favorite shows. There is also a dedicated work space with desk located at the entry. You will love the Master bedroom, It features a king size 12" memory foam mattress, with high thread count elegant sheets and duvet. The room features a 50" smart tv, full length mirror, modern wall sconces, side tables with built in chargers, a closet, dresser, and plenty of hanging space. There are also plush waffle robes for you to slip into and relax. Your Guest Bedroom features a queen size 12" memory foam matress with high thread count sheets and duvet. You will love the decor it is a vibrant water color desert themed. There is a lovely southwest sitting chair in the corner, a full length mirror, a closet with a dresser and plenty of hanging space. There is a roll away bed with a new 8” memory foam mattress available for set up upon request before your arrival. You can prepare any meal in this kitchen . It features white carrera quartz countertops with a stylish single basin black sink, a modern black and white mosaic backplash and finished off with gold accents throughout. This kitchen was furnished with thought. I want my guests to feel at home and have all the cooking necsseities at your finger tips. You will find a complete non stick pan set, complete cooking utensils, crock pot, rice cooker. toaster , hot water kettle, blender, and much more . The kitchen opens up to a small dining area that has a modern 4 seater dining table with ratan lighting overhead. The coffee station is located in the dining room and we offer complementary coffee, hot cocoa, organic sugars, creamers, honey sticks and other goodies. We have a dual keurig or a french press avaible for use. ( NO DISHWASHER ) The Laundry Room: It is equiped with a brand new washer and dryer set and complementary soap and softner The back features a seating area with a fire pit and a new propane BBQ .The yard has a separate section that is fenced off if you have pets. The cowboy pool is in season and available for use June through October . Fun & Games: we have provided several board games for your entertainment loacated in the tv stand in the living room. We have also included an AXE throwing game fun for adults and kids. This is set up in the laundry room, just take it out to the back yard or on the front porch become an ax throwing champion. House Rules
TERMS OF AGREEMENT: When booking, you, the tenant, agree to the following: The Landlord has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Tenant(s) violate any of the terms of this agreement, the rental period shall be terminated immediately. The Tenant(s) waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenant(s) shall vacate the premises at the expiration time and date of this agreement. PROPERTY 1. The Tenant(s) shall maintain the premises in a good, clean condition, and use the premises only in a careful and lawful manner. The Tenant(s) shall leave the premises in well-maintained condition at the expiration of the rental agreement, defined by the Landlord as being habitable for the future Tenant(s). The Tenant(s) shall dispose of all waste material generated during the rental period in a lawful manner. 2. Trash shall be placed in containers provided. Tenant(s) is cautioned not to leave trash outside for long periods of time because it attracts animals. 3. The Tenant(s) acknowledges liability for any damage done to the premises over and above normal wear and tear. 4. Tenant(s) agrees not to access any doors or cabinets that are locked or marked private. They contain cleaning supplies and chemicals, etc. that could be hazardous to children and adults. 5. Landlord shall provide towels, linens, cups, knives, forks, spoons, dishes, pots, pans, etc. and other items that are commonly used in a standard home. 6. Tenant(s) accepts that only a small supply of consumables will be provided at the start of their stay and are responsible for supplying any additional consumables needed during their stay. 7. Tenant(s) acknowledges that no reimbursement will be made for unused consumables left at the premises. PETS/ANIMALS 8. Tenant(s) accepts all liability for their pet(s) during their stay and acknowledges all financial responsibility for damages and/or bodily injury and/or loss of life caused by the animal. 9. Tenant(s) agrees that pet(s) shall not be left alone on the premises, under any circumstances, unless the animal is in a crate/kennel. 10. Tenant(s) accepts all liability for their pet(s) during their stay and acknowledges all financial responsibility for damages and/or bodily injury and/or loss of life caused by the animal. 11. Tenant(s) shall pick up animal waste and dispose of it in the receptacle provided on the property. 12. Tenant(s) agrees that pets ARE NOT allowed on the furniture and accepts that an additional cleaning fee will be charged if it’s discovered that animals were on the furniture. 13. Cats are not allowed inside or on the property at any time. OCCUPANCY 14. The Tenant(s) shall not sublet the property. 15. Tenant(s) expressly acknowledges and agrees that this Agreement is for transient occupancy of the Property, and that Tenant(s) do not intend to make the property a residence or household outside of the dates agreed upon this agreement. 16. The Tenant(s) shall have no more than 5 (Five ) persons (children included) reside or sleep on the premises. 17. The Tenant(s) shall have no more than 4 outside visitors/guests to the property at a time. CONDUCT 18. The Tenant(s) shall behave in a civilized manner and shall be good neighbors, respecting the rights of the surrounding residents. 19. Quiet hours are from 10pm to 8am. The Tenant(s) shall not make excessive noise that is likely to disturb or annoy surrounding neighbors/residents. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenant(s) shall immediately vacate the premises and will forfeit the right to a refund for the remaining days booked. SMOKING/ILLEGAL SUBSTANNCES 20. The Tenant(s) agrees that there shall be no smoking of any kind (cigarettes, cigars, pipes, cannabis, vaping, etc.), inside the premises. If it is discovered that smoking has occurred inside the property, the Tenant(s) shall be liable for a cleaning fee of $500. 21. Smoking is permitted outside of the home. The Tenant(s) and their guests shall dispose of cigarette butts in the sand-filled metal bucket provided by the owner. 22. The Tenant(s) shall not bring illegal substances onto the premises TV/INTERNET 23. Two smart TVs are provided, one in the large living room and one in the master bedroom that provide streaming services, Tenant(s) must log into their own accounts. Tenant(s) IS responsible for logging out of these accounts at checkout. If Landlord notices that the Tenant(s) has not logged out of a streaming service, an attempt to log out for the Tenant(s) will be made. The Landlord is not responsible for accounts that were not logged out of. 24. High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service. LIABILITY 25. Tenant(s) and Tenant’s guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury, loss of life, property damage or other loss arising from use of the premises regardless of the nature of the injury, loss of life, property damage or loss. Tenant(s) expressly recognizes that any insurance for property damage or other loss which the Landlord may maintain on the property does not cover the personal property of Tenant(s), and that Tenant(s) should purchase their own insurance for Tenant(s) and Tenant’s guests if such coverage is desired. 26. Tenant(s) agrees to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord enforcing this agreement. 27. No ref...
